Property Software That
Keeps The Deal Moving

A property deal is a long conversation between people who do not share a system — buyer, agent, owner, bank, lawyer. Software earns its place here by removing the waiting, not by adding another dashboard.

A Listing Is A Deal In Progress

Most property software treats a listing as a record. It is not — it is a live position that changes daily. Price drops, availability changes, the same unit appears three times from three agents, and a portal quietly shows a flat that was let last week.

We build the listing and inventory model as the spine, with deduplication, status history and a single source per unit. The portal, the CRM and the reports then agree with each other, which is usually the actual complaint behind a rebuild.

  • One record per unit, with duplicates detected rather than tolerated
  • Status and price history kept, so nobody argues about what was listed when
  • Leads routed and attributed automatically instead of by WhatsApp

What We Build For Real Estate

The systems between an available unit and a signed agreement.

Property Portals & Marketplaces

Search, map, filters and enquiry flows built for large listing volumes and the media that comes with them.

Brokerage & Agency CRM

Leads, site visits, negotiations, commissions and pipeline visibility for a sales team that lives on a phone.

Property & Facility Management

Tenancies, rent collection, maintenance requests, vendors and compliance for landlords and managing agents.

Developer Inventory Systems

Project, tower, unit and pricing inventory with holds, allocations, bookings and channel partner access.

Virtual Tours & Listing Media

Photo, floorplan and 360 tour pipelines that keep media consistent across every channel you publish to.

Tokenised & Fractional Investment

Fractional ownership and investment platforms where the property, the cap table and the payouts are on one ledger.

What Decides Whether It Holds

Property platforms are judged on whether the data can be trusted six months in.

Listing quality & dedup

Matching and merge rules that catch the same unit arriving from several sources, before it reaches a buyer.

Search & map performance

Fast faceted and geospatial search over large inventories, because slow filters are why people leave a portal.

Media pipeline

Ingest, resize, watermark and deliver photos, floorplans and tours without a page that takes ten seconds to load.

Lead routing & attribution

Enquiries assigned by rules with response-time tracking, and marketing spend judged on closed deals.

Documents & e-signature

Agreements, KYC documents and signatures handled in the flow, with a version history you can defend.

Payments & rent collection

Booking amounts, rent, deposits and dues with reminders, receipts and reconciliation your accounts team accepts.

What We Connect To

Listings, maps, money and documents all live somewhere else already. The build is mostly about keeping them consistent with each other.

How We Deliver

Rolled out one office or one project at a time, with the old pipeline running alongside.

Map the pipeline

How a lead becomes a visit, an offer and an agreement in your business — including who chases whom.

Listings and inventory core

The unit model, deduplication, status history and media pipeline built before anything customer-facing.

Portal and CRM

Buyer-facing search and the agent CRM built on that core, so both read the same inventory.

Office-by-office rollout

One team live first with their real listings migrated, then the rest once response times prove out.

Where Do Your Leads Go Cold?

Duplicate listings, an enquiry nobody called back, a rent roll rebuilt in Excel every month. Tell us which one and we will start the scope there.

Real Estate Questions

What developers, brokerages and proptech founders ask us first.

Where a feed or API exists, yes — and we build the deduplication rules alongside it, because merged sources are exactly where duplicate units come from. Some portals only export manually, which we would rather discover in scoping than after launch.

Status is a first-class field with history and an expiry policy, agents are prompted when a listing has not been touched, and anything sourced from a feed re-syncs on a schedule. Stale inventory is a process problem that software can only reduce, not eliminate — so we build the nudges too.

Technically yes, and we build these — the ledger, cap table and distribution parts are well understood. Whether you can legally offer fractional ownership in your market is a question for your counsel, and the answer varies enormously by jurisdiction.

The agent app caches their pipeline and lets them record a visit, a note or an offer offline, syncing when they are back on a connection. Site visits are exactly where the signal is worst, so that is designed in rather than added later.
